FAQ
Questions, answered.
Straight answers about cost, timelines, permits, HOAs, and what it's like to build a custom ADU, golf simulator studio, or accessory structure with Stance in Utah County and Salt Lake County.
Getting Started
How working with us works.
What does "design-build" mean?
Design and construction are handled by one team. Instead of hiring a designer, then finding a builder, then coordinating the trades yourself, Stance manages the whole project from the first meeting to the final walkthrough, and you have a single point of contact the entire way. See our process.
How do I get started?
Fill out the contact form and we'll schedule a meeting, ideally at your property, though online works too. We'll talk through what you want, look at your site, and give you a rough cost range before you commit to anything.
Where do you build?
We build throughout Utah County and Salt Lake County, plus Park City, Summit County, and the Heber Valley. See our service area.
Is design separate from construction?
Yes. Design is its own agreement, completed in stages with a fee at each one. Every fee is set and shared with you before you pay anything, and you decide after each stage whether to keep going. Construction is a separate contract you sign only once you have a firm, final price and a schedule.
How many design revisions can I make?
As many as you need. The first five official revisions are included in your design fees, and an added fee applies after that. We recommend batching your changes into each round so every revision moves the design forward.
What if I decide not to build after design?
You keep the plans and the 3D model of your building, and you're free to go your own way. If you do build with us, half of your design fees are credited toward construction.
Cost
What it costs, and how pricing works.
How much does an ADU or accessory structure cost?
Most projects run $100,000 and up. The final number depends on the size, the finishes you choose, your site, and the utilities it needs. At the first meeting we give you a rough cost range. That range narrows as the design develops, and before you sign anything for construction, we bid every trade and give you a firm, final price.
Will the price change after I sign?
No. Your price is set when you sign the build contract and contingency is already built in. If we miss something in our own estimate, that's on us, not you. The only changes are ones you ask for and approve in writing.
Do design fees count toward the build?
Yes. If you build with us, half of your design fees are credited toward the cost of construction.
Do you offer financing?
We don't offer financing directly. If you plan to finance through your own lender, we can provide the plans, scope, and pricing they ask for.
Will it add value to my home?
A well-designed structure that's permitted, fully finished, and matched to your home is a real improvement to the property, and spaces like these can be used by future owners as an office, gym, studio, or guest space. How much it adds at resale depends on your home and your market, so a local real estate agent or appraiser is the best source for numbers in your area.
Timeline
How long it takes.
How long does a project take?
Design usually takes two months or more, and construction takes two months or more. The exact timeline depends on how many design rounds you need, how quickly decisions get made, your city's permit review, and the size and site of the building. When we deliver your firm, final price, it comes with a schedule that has start and finish dates.
How will I know what's happening during construction?
You'll get a written update every week. If the schedule is going to move, you hear about it the same day, along with our plan.
Permits & HOAs
Permits, city rules, and HOAs.
Do you handle permits?
Yes. Every Stance project is permitted through the city. We prepare and submit the permit package, and permit fees are covered by your design fees.
Is it allowed on my lot?
Each city sets its own rules for size, height, setbacks, and use. We confirm what your lot allows before design begins, so the design is built around those rules from the start.
Will my HOA allow it?
Many HOAs allow accessory structures and ADUs, but each has its own guidelines. We work with your HOA directly: we design to its guidelines from the start, prepare the drawings and renderings it asks for, and handle the submittal and communication through the approval process.
Can I rent out an ADU?
Rental rules vary by city. We'll help you understand the rules for your property early in design. Learn more about ADUs.
Golf Studios
Golf simulator studios.
Do you install the simulator?
No. Your simulator installer handles the technology and is involved in the design with us from the start. We design and build the space around it. See our golf simulator studios.
Can I use my own simulator installer?
Absolutely. If you don't have one yet, we can recommend experienced installers we trust.
How big does a golf studio need to be?
It's sized around the swing. Ceiling height, walls, doors, screen, and seating are all placed well outside the driver swing path of the tallest reasonable player, and we set the final dimensions with you and your installer during design.
